How this calculator works

DSCR (Debt Service Coverage Ratio) measures whether a property's rental income covers its debt payment. The formula is: DSCR = Gross Monthly Rent ÷ Total Monthly Debt Service (PITIA). A DSCR of 1.0 means the rent exactly covers the payment; above 1.0, the property cash-flows; below 1.0, you'd cover the shortfall out of pocket.

This tool estimates principal & interest using a standard 30-year amortization, then adds your taxes/insurance figure to get an estimated PITI payment. Actual underwriting may also include HOA dues and uses the lender's specific qualifying method — treat this as a fast planning estimate, not a rate quote. For the full breakdown, see our DSCR loans guide.
